Roof Damage Reminds Us Why We Have a
Reserve Fund - December 2004
Last Week,
our new Landscape Maintenance vendor Riverland Landscape Design and
Services was pruning branches around the Quail Creek
Clubhouse. They discovered that a pine tree branch resting
against the roof had rubbed a hole in the roof shingles and the seal
of protection had been broken.
Alan Faneca, Quail Creek President, contacted several roof repair
companies. B&H Roof Repairs came out and to repair the
roof.
During the roof repair,
an inspector found water rotting of the basic roof surface and some
water rotting of the rafters under the surface. The roof areas were
replaced and the rotting parts of the rafters were chipped away and
re-braced. There was no damage to the attic.
"We
were lucky to catch this as soon as we did -- as this would have
cost us a lot more money had it been left for much longer,"
reports Dimitri Zacharenko, Quail Creek Vice-President.
Quail Creek Director and
Architecture Committee Chairperson Jack Brancewicz states,
"This is a perfect example and reason as to why there must be
funds set aside - in an amount sufficient to handle a major repair
like a full roof replacement or major pool repairs - or else this
Board or a future Board will be faced with a major financial problem
on its hands. Thankfully this Board has done a good job of
building up the reserve for this and other purposes."

Club House
Improvements! - December 2004
The lighting project has
been completed and the renovation of landscaping around the
Clubhouse sign has also been completed. Here are daylight and night
time views of the Quail Creek Clubhouse.

2004
Sorry for the
inconvenience, but our web site was offline a few days because our
web host service went down. What does this mean? Our web
site is stored on a computer server outside of Quail Creek that has
a direct and constant connection to the Internet. Because this
computer stopped functioning properly, no one could access our web
site.

Presents a Check to Quail Creek - July 2004
Mark Fridge of Coastal
presents a check for $2000 to Alan Faneca, President of Quail
Creek. The $2000 is to be used for the betterment of the
community.
Mark says Coastal is
very happy to be a part of Quail Creek and looks forward to a long
and happy working relationship with Quail Creek. He asked that
everyone recycle and be a part of helping S.T.A.R.C.
Alan thanked Mark and
Coastal on behalf of all Quail Creek residents for their continued
